Total Demolition Permit Issued for 19-Story Building at One Bayfront Plaza Supertall Site

Miami’s Building Department has issued a total demolition permit for the One Bayfront Plaza site at 100 South Biscayne Boulevard, marking the first step towards developing a new supertall tower in downtown Miami. The permit, approved on March 27, was finally issued on June 25.

The site currently hosts a 19-story office building occupying an entire city block, a significant presence in the heart of Miami’s downtown area. The demolition process is expected to take nine months and a year, clearing the way for a transformative project redefining the city’s skyline. Interior demolition has been underway, and the work will be carried out by B2 Group LLC, with the permit valued at $2.4 million.

The property owner, Florida East Coast Realty (FECR), has plans for the site, envisioning a landmark tower reaching 1,049 feet in height. This mixed-use development will feature over three million square feet of space, including class AAA office space, a luxury convention hotel, high-end residences, an upscale retail mall, and a parking garage, offering 360-degree panoramic views over Biscayne Bay. The tower will become Miami’s tallest building and the second supertall after the Waldorf Astoria Hotel & Residences, which is expected to go vertical soon.

This mixed-use development will feature over three million square feet of space, including class AAA office space, a luxury convention hotel, high-end residences, an upscale retail mall, and a parking garage offering 360-degree panoramic views over Biscayne Bay. The tower will reach 1,049 feet, positioning it within the ranks of Miami’s tallest buildings. There have been previous designs for the supertall tower from architects like Kohn Pedersen Fox and ODP Architecture & Design, but very few details are known on how plans for the design have changed. Additionally, the One Bayfront Plaza site has become notorious for graffiti in recent years. The abandoned building has served as a canvas for graffiti artists, especially during major events like Art Basel. In December 2023, graffiti artists from around the world “bombed” the building, covering it extensively with colorful tags and murals. This creative takeover highlighted both the building’s vacancy and its prominence as a visible site in downtown Miami, attracting a mix of admiration and condemnation from the public.

The Opera Tower is a residential skyscraper in Miami, Florida, United States. It was developed by Tibor Hollo's Florida East Coast Realty, and was completed in late 2007. The Opera Tower received its temporary certificate of occupancy on December 26, 2007. The 55-story tower is located at 1750 North Bayshore Drive in Omni District, just north of Downtown Miami, and in the center of the city's Media and Entertainment district. The building contains 635 uniquely designed luxury condominiums. It is also home to the Japanese-inspired sushi restaurant, NoVe Kitchen and Bar (now closed).

Panorama Tower, previously known as 1101 Brickell, is a mixed-use skyscraper under construction in Miami, Florida, United States. It is located in the Brickell district of Downtown Miami. It was originally approved by the City of Miami and the Federal Aviation Administration in 2006 but was put on hold due to the Great Recession. The project was revived in 2012 when owner Tibor Hollo hired Moshe Cosicher, AIA Architect, to redesign the project. In 2013, the project was revised; the 868-foot (265 m) tower is stated to include residential, hotel, retail, and office space. When completed, it will be the tallest building in Miami, but may soon thereafter be overtaken by various other towers, including two of their own projects (The Towers by Foster + Partners and One Bayfront Plaza). It will take over the Four Seasons Hotel Miami as tallest when it tops out in 2017. The project is the first development in the City of Miami to be funded in part by EB-5 visas. While the entire site was technically addressed 1101 Brickell Avenue, the building will actually be located on the back of the lot, behind two existing office buildings, at 1100 Brickell Bay Drive. It will be about two blocks from the Tenth Street Metromover station.

Kobi Karp provided design plans for a tower at 1101 Brickell Avenue by developer Leviev Boymelgreen. It was approved by the City of Miami in 2006 and cleared by the Federal Aviation Administration (FAA) for a maximum height of 851 feet (259 m) above mean sea level (AMSL) in 2005. The 849 foot (259 meter) (AMSL) building was to contain 270,000 square feet (25,000 m2) of office space, 30,000 square feet (2,800 m2) of retail as well as 650 residences. However, the project was put on hold due to the crash of the United States housing bubble. The site of the project was purchased by veteran Miami developer Tibor Hollo of Florida East Coast Realty in 2009; the US$33-million purchase price included the three acre site and existing office buildings, built in 1964 and 1985. The office buildings had very low occupancy at this time, around 30% in 2010. The building was renovated and by the end of 2012 occupancy was up to 85%. In 2011, Florida International University opened a downtown campus in the building known as FIU Downtown on Brickell; they also got the signage rights to the building. In addition to the renovation, a small glass and steel addition adjacent to Brickell Avenue was completed in 2014. Known as "The Cube", the 2,500-square-foot (232 m2) space uses variable-tint glass and houses a TD Bank.

In 2012, Hollo began developing plans for the project, and the name "Panorama Tower" was introduced. The height remained the same at 849 feet (259 m), but the number of units was quoted at 724. Hollo revised the plans in 2013. The FAA required the height of the structure to be lowered to 822 feet (251 m). In 2013 and 2014, respectively, the developers were working to ensure the building height would not be greatly reduced under the FAA's "emergency airspace" or "one-engine inoperative" policies which were proposed at that time. At this point, the building was designed to include 821 residential units and 250 hotel units, as well as approximately 83,000 sq ft (7,700 m2) of retail and approximately 39,000 sq ft (3,600 m2) of office space in the 13 story pedestal which would also include about 1500 parking spaces. Moshe Cosicher is the architect of record for the project and Fons Inc. was retained to work alongside for the production and construction administration of the project. In 2014, the parking pedestal, now shown as 19 stories and quoted to have 2,000 parking spaces, was reported to include 100,000 square feet (9,300 m2) of medical office space and about 50,000 square feet (4,600 m2) of retail space. The number of hotel rooms decreased to 208, and the flag was revealed to be Hyatt full service brand Hyatt Centric. The hotel will be located in 17 lining the east face of the pedestal.

The building will be the largest building in Miami, with gross floor area quoted between 2,600,000 sq ft (241,548 m2) and 3,000,000 square feet (278,709 m2), the latter number including the existing office building. In 2016, a slight height increase to the current 868 feet (265 m) was sought by the developers and approved by the FAA.
